Gulfstream built this beautiful custom home on a property with a view of downtown Orlando across the lake in the back yard. Owing to Gulfstream's deep experience with minimizing impact fees, we advised that the garage be retained and updated when the old home on this property was demolished, saving more than $12,000.

Our clients selected an all glass entryway for the contemporary look they wanted as well as a dramatic roofline. This home features smooth finished stucco designed to resemble concrete, with an elastomeric paint treatment. The roof is a standing seam steel roof.

The homeowners were particular about incorporating green technology, this home features a green water system, recycling "gray water" waste from the showers and laundry as water for toilets. The home also incorporates low e, double paned glass windows, interior walls with 3/4 inch foam board insulation, solar ply plywood for roof decking and second floor (a 5/8 inch plywood with foil for superior insulation and lower heat transmission in summer), a solar hot water heating system, solar electric panels and high energy efficient appliances.

The interior of this home specified custom, high quality components. The stairs were custom built to order in the field - custom welded, utilizing 2.5 inch thick African mahogany treads, stainless steel tenstion cables and hand rails, and rising from a bed of river rock. The floors are stained concrete and the home includes custom solid wood cabinets throughout, granite countertops for kitchen and baths, casement windows. It has 12 foot ceilings throughout the house, with automatic blinds which reced into a built in soffit. The bath features ledge stone tiling, and extensive custom bath and shower tile work.

The house is fully automated, with all systems directed from a laptop computer. All rooms wired for surround sound including the pool deck.

The superb kitchen features an oversized island (also using African mahogany).

At the rear, a specially built 40 foot glass wall can be removed into recesses to create a vast open space adjoining the deck and pool. This allows for spectacular gatherings, overlooking downtown Orlando. The backyard also features a hot tub, deck and an infinity edge pool with the yard flowing down to the lake below. The first level flooring from inside flows seamlessly to the outside.

The second floor has poured concrete flooring, balconies with stainless steel tenstion cables and hand rails. Throughout the home all doors are 8 foot solid core doors, and all sinks are vessel sinks with faucets emerging from the walls.
